Description

The NIVARIA GOLF & MARINA complex is located near the ocean on the second coastline in the Amaria Golf area. It boasts an excellent climate, a large number of sunny days a year.

The complex was designed by MAKIN MOLOWNY PORTELA Architectural and Engineering Studio to maximize the pleasure and satisfaction of every guest during their stay: relaxation, leisure, sports, outdoors, sea and garden views, common areas for relaxation, as well as areas that provide their own special services.

The architecture and décor of the rooms is based on a modern design of simple lines and light colors that emphasize the appearance and integration of indoor and outdoor spaces. Large open spaces and terraces characterize the premises of the complex.

The NIVARIA GOLF & MARINA apartments are a residential complex that is well cared for both private areas and common areas.

For comfort and safety, the following services are available:

Reception with access control

Underground vehicle garage with access from outside ground level on the west side of the site. It will be equipped with a motorized outer door, which has an automatic opening system and photoelectric security sensors, and is opened by an electronic device. It will be equipped with appropriate traffic signs for traffic management and equipped with mixed ventilation and fire alarm and protection systems. The various areas of the complex can be accessed directly from the garage.

Outdoor gardens and spaces with walking paths providing the privacy of the apartments, as well as various areas for relaxation, relaxation and reading, some of which are protected from the sun (arbors).

Adult pool area: The adult pool is part of an extensive pool area with solarium for pool equipment. The other bowl of the pool is 25 meters long, designed for swimming and heated.

As additional services, a common pantry and pantries will be available, which will complement the pantries available in the residential premises and will be located in the underground part of the complex.

NIVARIA GOLF & MARINA Apartments is a residential complex immersed in the environment, filled with local values, taking advantage of the neighboring attractions: the Atlantic Ocean, the nearby Port of San Miguel and the Amarilla Golf Club.

The outdoor areas of the complex are inspired by walks, where architecture and open spaces are combined into a set of diverse experiences, accompanied by dazzling greenery: paths through light and shadows, interior and exterior, open and covered spaces, in a continuum of sensations that enrich the guest experience in the complex.

In line with the philosophy of the companies supporting the project, this is also an initiative focused on the local ecosystem and environment. The project is developing a proposal for the realization of a building adapted to the local landscape and climate, using breathtaking surroundings overlooking the ocean.

Materials and finishes

The materials used to build the building will be mostly local in origin and will increase the resistance to the outside (as well as to the sea). Selected building materials and systems will be guaranteed to meet criteria for energy efficiency, sustainability, recyclability, low emissions and pollution; in other words, they have seals, awards, certificates, or other types of accreditation that confirm the level of sustainability.

The flooring throughout the complex will be made of ceramic products mechanically resistant to the requirements of use, easy to clean and maintain, and in terms of safety, arranged according to their degree of slipperiness.

Ceilings in all apartments will be solid laminated stucco and, if necessary for utility boxes, will have sections with removable suspended ceilings in rooms with plumbing fixtures.

Walls (except for areas that can be wallpapered) and ceilings will be painted with smooth plastic paint, white and light colors will be the predominant colors. Bathrooms and kitchens will be tiled with ceramic tiles on surfaces exposed to moisture and splashes.

Equipment

Bathrooms will be equipped with sanitary ware and shower trays. The faucets will have a jet spray system, pressure reducing aerators and thermoregulation in the washbasin and showers.

The kitchen will be fully equipped with furniture and household appliances, including a sink, induction cooker, oven, refrigerator and dishwasher. A smoke exhaust system with an independent air duct through the hood is provided.

The air conditioners available in the apartments and the internal common areas of the complex are designed to have consumption optimization devices. The energy feeding the system will come from renewable sources.

Spotlights with simple switches and switching based on their organization will be installed in all rooms. It is also planned to install charging stations for electric vehicles. Electrical installations will comply with the applicable regulations in force.

Lighting for common areas will have programmers, timers and sectoral motion sensors, as well as energy-saving lighting to save electricity.

Elevators with automatic doors made of stainless steel comply with the required dimensions and dimensions, equipped with alarms and emergency telephones.

In general, all objects, systems and equipment of the installation will meet the standards of reuse and consumption optimization and will be highly productive and energy efficient. The project will fully comply with the current technical and urban planning regulations.
